Preparing Your Home For Market. It's More Than a Coat of Paint.

Preparing your home for sale is often times more than just a coat of paint. image of kitchen door with no lightSometimes it takes an extra pair of eyes to see what you may have missed. It's not because you weren't paying attention, but often times home owners tend to become complacent to things that others notice right away.

Recently a client hired me to sell their rental property. During the listing process, I went through the home and made a list of things that clearly stood out to me. Some of these items were very obvious and probably didn't even need mentioning. On the list, all of the usual things you would expect. Professional cleaning, burnt out light bulbs, loose cabinet drawers and doors, dirty light switches (my own personal pet peeve), marks and scuffs on the walls, nail holes and the list goes on. However, for this particular house, those items did not make my number one recommendation. image of kitchen door w/ light

When they built the house, there was one glaring oversight. A door from the kitchen to the back patio was installed without a light. So this solid door closed off and darkened the kitchen. Since the seller had not lived in the house, they had not noticed. Me, on the other hand... By simply changing out that door, a once dark space became light, bright and open. Remember, preparing your home for sale can be more than just a coat of paint and that second pair of eyes from your REALTOR can be very beneficial indeed.

Sometimes the eye of a professional will see something that seems so obvious to them but completely escapes the notice of the homeowner.  Great advice!

Great insight. It's funny how we sometime do not see what is so obvious!

Hi Jeffrey - Great catch! That door makes a big difference. And your point about fresh eyes is a good one.
