Update house or give discount for updates?

Tell me which is better in your opinion.

If you are selling, it is better to go ahead and do all the updates to the kitchen and master bath.....

or price the house so that they can get it done, in their choice of colors, tastes, etc.

I know an updated house sells faster, but.....what is the real answer?!  I know what I think, but need more

of your opinions.
