This is a real estate activity report for the Surfwood Monterey condominium complex located at 6140 Monterey Road in the Hermon area in the city of Los Angeles zip code 90042. In this report, I will share information about current condos for sale, in escrow and sold in the first nine months of 2016 along with a comparison to same time period for the previous two years. Statistical data in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
I have often discussed areas that are “under-the-radar” when it comes to awareness and Hermon definitely qualifies even though it has been in existence since 1903. That may be due to sharing the same zip code as its more high profile city of Los Angeles neighbor, Highland Park. Monterey Hills, Garvanza, Mount Angeles and Arroyo View Estates are others that share the 90042 zip code.
It is located adjacent to the city of South Pasadena and is just east of the Arroyo Seco Parkway(110). Access to other freeways as well as Downtown Los Angeles, USC Health Science Campus and both the San Fernando/San Gabriel valleys is convenient. Many Hermon residents proudly call their area “quirky” and “funky”.
On the more traditional side, Surfwood Monterey is a 92 unit condominium complex built in 1989. It consists of single level residences each with two bedrooms and two baths in a variety of floor plans.
Features of the units include high ceilings, fireplaces(one plan has two), in unit laundry connections and walk-in closets along with interesting angled walls. Each unit has either a balcony or patio area. Many of the top floor units have even higher ceilings and clerestory windows. They range from just under 1000 square feet to nearly 1200 square feet of approximate living space.
The complex has a large lobby entrance, two elevators and three courtyards. There is a pool, spa, lounge area, fitness center and mature landscaping. Secured parking is on the ground level of the building.
There is currently one Surfwood Monterey condo for sale. Newly listed, it features 1177 square feet and is offered at $419,000. There is an additional unit in escrow. Through September 30, there have been six mls-reported sales ranging in prices from $375,000 to $434,000 with an average price of $399,417(median sales price $397,500). Five of the six sold in excess of list price for an average of 102.81%. The average price per square foot for the period stands at $393.52 on average.
From January through September in 2015, there were also six closed transactions reported ranging in price from $303,000 to $414,000 with an average price of $360,167(median $364,500). They sold at 100.79% of last list price and for $323.58 per square foot on average.
During the same period in 2014, there were four sales. Those sales ranged from $290,000 to $340,000.This was actually the total number of mls-reported transactions for the entire year.
In 2013, there were seven sales in the first nine months according to mls records. The sales ranged in price from $192,500 to $315,000 with an average sales price of $265,714 (median $280,000) for the period. They sold at 101.93% of last list price.
So while prices have increased, Surfwood Monterey remains a viable affordable real estate opportunity in Los Angeles.
