There are quite a few choices. If you are looking specifically for water communities, or neighborhoods within easy access of one of our lakes, there are currently 147 such properties on the market in the towns of New Fairfield, Danbury, Brookfield, Sherman and New Milford. It is only a small sample of what is available on the market overall.

 

The lakes in question are Candlewood Lake (Connecticut’s largest), Squantz Pond, Ball Pond and Lake Lillinonah (a section of the Housatonic River between two dams).

 

Of the 147 properties, 23 are condo’s and the rest are single family homes: there is something for everyone!

 

The cheapest home on the market near Squantz Pond and within close proximity of Candlewood Lake is in New Fairfield. It is a small, bank-owned ranch priced at $54,900. This home has 1 Bedroom, 1.5 Baths, a total of about 700 square feet and sits on .40 acres. Annual taxes are $2,773.



The lowest-priced condo near Candlewood Lake is in New Milford. It is listed at $110,000 and offers 1 Bedroom, 1 Bath and 682 sq feet of space. Taxes are $1,930 and the annual association fee is $186.00.

 

The highest-priced single family home under $500K is not surprisingly listed at $499,999. It’s a large colonial in Brookfield with deeded beach rights to Lake Lillinonah. The home has 4 Bedrooms, 2.5 Baths, 3948 sq feet and is situated on 2.12 acrea; the taxes are $8,941.

 

As for the priciest condo in that price-range, it’s at $499,000, located in the prestigious, upscale Poet’s Landing complex in Danbury, right on Candlewood Lake. The community offers boat slips (for an additional fee), clubhouse with exercise room as well as a pool with spa. The condo has 2 Bedrooms, 2.5 Baths and 1,591 sq feet. The annual taxes are $7,973 and there is an association fee of $495/year.


The average price of all these 147 water community properties is about $325K, as is the median price. The acreage ranges from a low of .07 acres to a high of 6.7 acres.
