First time home buyers, renters seeking the financial advantages of home ownership, or those working with with budget constraints will want to take a close look at the current inventory of Affordable Homes for sale in Fort Collins CO.

 

It should be noted, however, that the availability of affordable homes in the Fort Collins area is very limited, with strong competition from other buyers. A successful search will require close attention, as homes don't stay on the market for very long, in-place financing and a readiness to act quickly when the right opportunity comes along.

The inventory of affordable homes continues to be very limited - there currently only 14 Fort Collins homes currently on the market priced under $275,000*, starting at a low of $109,000, offering a limited but interesting range of styles, locations, sizes and condition. There are an additional 42 affordable homes under contract and waiting to close.

*Please note that once again, we have raised the ceiling for our definition of affordable homes, to $275,000, reflecting the changes in the inventory of these homes over the last 2 years.

 

Affordable homes have sold strongly in Fort Collins so far this year - there have been 343 sales, ranging in price from a low of $65,000, with a median price of $250,000, and an average price of $231,092. Market performance has been good - average days to get an offer for the homes that sold was 42 days, with an average days on the market of 74. The sale price/list price ratio for these 343 homes was 98.9%.

We just returned from your state Dick, and couldn't help but notice all the building going on - everywhere! It's crazy. I guess limited inventory means higher prices - and it spurs on the builders to make more money. 

However, with that said, there are some affordable options around. You and Mary would be the only team I'd trust to help buyers win in an offer situation.
