Location,location,location? I'd reply, Schools,Schools,Schools!

I dont' care what age or martial status or even if you have any kids--buy in the best schools area. Great schools, in my opinion, follow great areas. Test scores are available on line but ask your friends with kids. We advise our single or retiring clients to buy in these areas as they’ll always gain benefit for being in a great school district. You may sacrifice square footage as the best schools are usually associated with more expensive areas of town, but the overall appreciation over the years will be worth it. Caveat! Be careful when assuming a certain school falls within range of your client's desired neighborhood. We have one very desirable school district which extends across a freeway and into the tip of a neighborhood. Sometimes you can get schools without the big prices. Double check with the school district!
