Diamond Head is one of the more popular areas on Oahu. And Pualei Circle is one of the more affordable places to live in this relatively expensive neighborhood. Here's a comparative market analysis of Active listings, in escrow and recently sold (3rd quarter - July 1 to September 30, 2016.)
Note - Diamond Head Sands is on Kanaina Avenue and Diamond Head Surf is on Leahi Avenue. Some might not consider those buildings to be part of Pualei Circle, however they are adjacent to Pualei and therefore I include them.
Nine listings are Active (currently available) at Pualei Circle at the time of this writing. Four of the listings are at Diamond Head Sands, one at Diamond Head Terrace, one at Ilima Apartments, one at Diamond Head Plaza, one at Diamond Head Hale and one at the Gregg Apartments.
One listing at Diamond Head Sands is in escrow.
Two condos sold in July, one at Diamond Head Sands and one at Diamond Head Hale. In September a condo at Diamond Head Hale was sold.
For the three sold listings in the third quarter of 2019, the selling prices averaged 96% of the list prices. Price per square foot averaged $701.
From this comparative market analysis note that one bedroom units are priced from the high $300k's to the low $500k's. Two bedrooms sold from the high $400k's to the high $500k's.
There are other two bedrooms that sell for much higher prices, particularly at Diamond Head Leilani. However there are no current listings and no recent sales at Diamond Head Leilani.
Pualei Circle also has studio condos, though there aren't any available now and there aren't any recent sales.
