Located on the northern shores of the largest lake in Idaho, Lake Pend Oreille,  Sandpoint's geography includes, lake front, river front, farm land, ranches, creeks, and a ski resort.  This market report for Sandpoint Idaho 83864 is for 'In City' single family homes as searched in the Selkirk MLS. 

     September 2016 home sales, 17, decreased slightly from August 2016 home sales, 23, while remaining above those of September 2015, 13.  Of the 17 September home sales, 4 were two bedroom, 8 were three bedroom, and 3 were four bedroom, with 1 one bedroom and a studio.  

     Median sold price for September 2016 was $213,000, up from August 2016's median sold price of $199,000.  Both August '16 and September '16 being down from September 2015's median sold price of $233,000.

     Median Days on Market (DOM) for September '16 numbered 92 compared to August '16 at 84.  Both being considerably higher than September '15 of 57. 

     What do these figures tell you about your Sandpoint Idaho's Home Value? Transactions are showing the market value to have increased over last year while currently leveling out.  DOM have increased, but not to the extent of prices needing to decrease any more at this point.  This is showing itself to be a very solid Real Estate Market at the present time.  

     Current MLS shows 57 homes for sale in the MLS.  With the aveage transactions of August and September being 20, this represents just under a 3 month inventory. One also must take into consideration the possibility of the coming winter months slowing sales.
