Being in a a competitive market can bring out the best and worst in people.
When we all should be working together to put forth a strong and united front, we get those who are bottom feeders. You know the ones, they are the ones telling lies about themselves and how many sales they do as well as why they are better than everyone else.
These are people who make us all look bad and will do anything they can to steal a deal. I have recently had my run in with this type of agent and am not sure how to handle it.
The agent was given a lead to supply a relocation client with a short term lease. The agent was told by the client that they already have a Realtor they are working with. The unscrupulous agent said that she would never try and steal a client. Well within 24 hours the agent started giving my client home information as well as talking ill of myself. Next, the agent wrote a letter to the relocation company stating that my client would rather work with her than myself. The client became so upset that they had to call the relocation company and let them know that they did not ask this agent for this and that they did not prefer her. The unscrupulous agent then proceeded to call the client over 10 times a day, making the client turn off their phone so that they would not have to listen to their phone ring all day.
Next the unscrupulous agent found out the client needed a commercial rental space in town for their small busines. The agent then proceeded to contact the landlord of the open commercial space and negotiate a price for my client. Now remind you, the unscrupulous agent has no clue what the client needs for their needs. Now since the agent did this, it caused the price to go up another $300 a month as the landlord thought that there was now 2 tenants looking to rent that space when my client contacted them.
So this is what the unscrupulous agent has done, and all within one week. This agent in the past has called other Realtors and told them that when I had a new listing that it was not my listing, but her listing and that it was an illegal listing and that it will be removed by the days end. This resulted in myself and seller loosing a potential buyer as the other agent with a buyer was not going to show the property until they found out who really had the listing. The unscrupulous agent interfered with a listing as well as kept potential buyers away from the listing.
I want to do something, but at the same time, I do not want the unscrupulous agent to contact my clients and complain anymore.
So, I ask you, what would you do in this situation?
Tell your Broker, write out a time line of events, call your MLS as their are fines in place for this kind of crap, and then let it go and get back to work. If your Broker cannot put the hammer down, find a new office. Keep yourself "above the fray".
