Whether I am representing a buyer or a seller, my main job is to do the best job I can to see that you are treated fairly and and stupid things don't happen.
In order for that to happen, I must have earned your full trust. In order to that we need to keep no secrets from each other.
I know that many things are personal, sometimes embarrassing, and you would really rather that not everyone know about them but some of the things that we need to know are critical in the process. I hate last minute surprises and I don't want you to have any either!
Here are a few examples of things that need to be brought out into the open either to me or your lender.
- Are you married? That seems like a simple question but there really are a few not so simple answers. The answer can simply be "yes". The answer could be "not really". That is going to need some explanation. Or many times I hear "yes but we are separated" or "yes but we are getting a divorce". All of those things can make a real difference in whether or not this home purchase is going to work now or may it take a while. This can also apply to a home sale. Who is in direct ownership and who may have some other "rights".
- I can "come up with" the money. There are very strict mortgage guidelines on how you come up with the money. BEFORE you move any money or make big deposits into your bank accounts, check with me or your lender on the proper procedure.
- If you are a seller and find yourself in a position that you MUST sell, please tell me. That will help me help you determine what is the best course of action. If it is partly due to financial hardship, don't stick your head in the sand. Let's together face it head on and fix it.
