North Pasadena Heights Landmark District Neighborhood Market Update
This is a real estate market activity report for the North Pasadena Heights landmark district. In this report, I will share information regarding homes for sale and sold in the first nine months of 2016 with a comparison to sales in the same period in the previous two years. Statistical information has been gathered from our local
multiple listing service(mls) and may not include all transactions in the neighborhood.
The boundaries of this small Pasadena neighborhood are Paloma Street on the south, Whitefield Road on the north between Hill and Allen avenues. Homes in North Pasadena Heights neighborhood range from small bungalows to large estate-sized homes. Larger homes are prevalent on Mountain Avenue and Casa Grande Street but can be seen throughout the neighborhood.
Architectural styles of the homes also vary. You will find wonderful examples of Craftsman, Prairie, Spanish, Mediterranean, English, Cape Cod, Colonial and even some ranch style homes.
Along with the architecture found in the neighborhood -- condition and updates can and do vary greatly.
This historic Pasadena neighborhood is located north of the Foothill(210) Freeway and is convenient to shopping, dining, culture, entertainment and recreation. Two Gold Line light rail stations(Lake and Allen avenues) are nearby too.
There are currently two North Pasadena Heights homes on the market for sale. One is two bedroom home with approximately 966 square feet on a small lot with a current list price of $549,000. The other is a circa 1923 Spanish style home with approximately 2811 square feet on a lot that is more than one quarter acre. It is currently priced at $1,298,000. There are no homes in escrow.
In the first nine months of 2016, there have been eight mls-reported closed transactions. These sales range from $625,000 to $1,465,000 with an average sales price of $905,000(median sales price of $730,000). Six of these transactions had final sales prices at or above their list price for an average 100.11%. The average price per square foot was $530.15 for the period.
From January through September in 2015, there were six closed sales reported ranging from $550,000 to $1,650,000 with an average price of $1,057,917(median price $1,027,500). They sold at 95.07% of last list price and for an average $440.10 per square foot.
In the same time period in 2014, there were also six sales. The sales ranged from $420,000 to $1,281,500 with an average price of $802,447(median $652,500). They sold at 101.53% of last list price and for $431.38 per square foot on average.
When turnover is as low as it is and the range in size/condition can vary as it does in North Pasadena Heights, a more detailed analysis is necessary whether you are a
prospective buyer crafting an offer or a homeowner selecting the ideal marketing price. That mix in the homes is definitely a factor. As I have said before, many of our Pasadena neighborhoods are not cookie-cutter and that is definitely true here.
