Have you spent time with a person who feels it is necessary to explain on a regular basis that he or she is SMART? If you are like me, what you may want to say to that person is, “If you are so doggone smart, you don’t have to go around proclaiming it to everyone because they will know.” You may even think -- if you are really smart you will be smart enough to let that smartness show without self-proclamation. If someone is honestly smart IT WILL SHOW!

 

 

 

 

Have you seen (or used) the words, “Seller Motivated,” in copy for the listing of real estate? May I be so bold as to assert that those words can be counter productive? It is sort of like showing a picture of a beautiful woman and writing the caption, “Beautiful Woman,” beneath it. Duh!

 

 

It could even be worse if the caption, “Beautiful Woman,” is written beneath a picture of a less than beautiful woman.

 

My notion is that if a home seller is indeed “motivated” then IT WILL SHOW! The house will be priced right. The home seller will follow the instructions of the real estate professional concerning leaving the property during showings, about dealing with pets, regarding honest disclosure and so on. And, of course, (you know I had to say this) all steps necessary to prepare the house to show well on a daily basis will have been taken. (This is my not so subtle way of saying that engaging a home stager is one way to prove the seller is indeed motivated.)

So if marketing materials for a motivated seller’s property needs more than the mention of the excellent price (as suggested by a great real estate agent) and the fantastic exterior and interior photos (made possible by an excellent home stager) it would seem best to use words which paint the picture of the unseen features and amenities and leave off the code words. After all, “Motivated Seller,” tends to alert buyers to the thought that the seller is desperate. And, we all know that a true motivated seller is not at all distraught but instead is well prepared.

    My eyes were starting to cross so I was getting ready to put the computer and myself to bed when I saw your post.  Hope you are feeling better now that you got that off your chest!  I agree completely with what you have said.  Motivated seller screams desperate seller to me and that's not always a fair assumption.

LOL - I do know someone VERY close to me that ALWAYS has to tell me how busy they are. I figure that they'd find a lot of time to get things done if they'd be quiet and just work. :-)

Yvonne - I agree completely.  I think that I have even written a post or two about it.  The last time I checked 5-10% of postings in my area have some form of Motivated Seller comment.

Yvonne  ~  It seems that Motivated Seller translates to "Desperate, Make a low offer and I'll probably accept it."  As you point out, it's so much better to be prepared -- hire a stager!

Hey Gina, it is great that you were able to uncross the eyes long enough to stop in. You are right, it may not always be a fair assumption but it is often the one sought by the REA. Crazy; huh? Truly motivated sellers may work their hind ends off but they won't walk into the real estate market unprepared.

Oh Lindsey, you have made me LOL! I know exactly what you are talking about. There is someone in my family who complains loud and long about being tired all the time. I've even heard her say, "Just thinking about all the things I have to do has made me too tired to get started." Too funny!

Erik, You do know what my rant is about; don't you? It just seems that the tired phrase is so over used and my main point is that it is used incorrectly. There is no need to say a seller is motivated if he has proven he is motivated by preparing and by listening to the professional REA. Thanks for the comment!

My part time job has to do with transporting petroleum products. I see you left that crazy world behind. My best wishes for your newer and much more exciting real estate career.

I don't like Motivated Seller at all.  If the home is a already priced correctly you are right in that it wil show the seller's motivation.  So, the house is priced right and you are inviting even lower offers?  No thanks, I'll stick with good marketing and great pricing.

Yvonne, my Dad use to say "If your actions speak for you then shut up and don't interrupt"  Your right about the "Motivated" thing.  I always use to think that maybe what they are trying to say is that the only people that really want to sell their homes are the motivated ones.  No, that's not it, they all want to sell their homes, it just a matter of how badly they want to sell.  Motivated definitely wreaks of desperation.  Maybe it's time for agents to change the term to "Seller really, really want to unload this house".

Yeah Julia, you make my point. Another of my Dad's favorite sayings was, "There oughta be a law. . ." Perhaps if Dad received his wish there would be a law that the only time the word motivated came up when a house is being marketed it would be because the REA sees the staged house and says to the owner, "I can tell you are motivated and so am I."

Leesa, yep! A motivated seller will never need for his agent to put those crazy words in any ad copy because the person who is truly in need of making the sale will have proven it in so many other ways. BTW, the spelling of your name is way fun!

WOW Gary, sounds like your Dad and my Dad ran in the same crowd! :) Seems to me that you are right. When folks are researching which agent they want to work with perhaps one of the criteria for saying NOT THAT ONE will be if they see any of his or her marketing for a property with the "Please Kick Me, I'm Down" sign right in the ad copy. Besides that, like I say, a truly motivated seller will have shown his motivation in other ways and no mention of desperation will be needed. Glad to see you dropping in!
