Some times it is beyond one's control and for others, there is some one to blame. There are "one of a kind" homes and factors that affect selling. 1. YOU OFFERED HALF PRICE:Many buyers still think "low ball" offers will get them a deal of a life time and in the end, lose out on their dream home.
2. YOU DID NOT GET PRE QUALIFED BEFORE MAKING AN OFFER: Many Buyers rush right unto looking at home. They find their dream home, are willing to pay the asking price but crash into a brick wall when the seller asks for a copy of your pre qualification and you did not even speak to a loan officer yet.
3. YOU USED AN INTERNET LENDER FOR YOUR MORTGAGE:Yes they are easy access, convenient and promised you an ultra low rate, however when it comes time to close, sorry they can not do it. THE BEST ADVICE FOR A MORTGAGE is use a local and trusted bank or mortgage company. If it sounds to good to be true online, it almost always is.
4. YOU MISSED ANOTHER NEW LISTING FOR SALE:You did not know it was for sale until some one else already bought. This my Friends happens often and most of the time can be said i the fault of the buyer agent you chose. Chose a great agent and communicate frequently.
5. I DO NOT LIKE MY BUYER AGENT:We here this quite often when a buyer calls us direct and when asked if they are working with another agent, say yes BUT..... they are not available, they didn't return our call or didn't have time to show us.
IN SUMMARY many Home Buyers just did not know the right or wrong way for things to work when BUYING A HOME. The difference is SERVICE. Many find out what bad service is when they get left alone during the Buying process. GOOD SERVICE is a mix of communication, knowledge, experience and standing by you through each step of the selling process. There is many steps in Buying a home. Knowing what comes next and what is the right way to do it can make your home Buying experience a better one.
YOU deserve the BEST service when Buying or Selling a home
LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company.
In summary, the key to having a successful purchase or sale can increase simply choosing one of the BEST Agents. In NH that could be me.
It does not take magic to turn your "For Sale" sign into a "Sold" sign. It takes a full time Local Agent who specializes in Listing homes like yours.
