What type of service do you Expect/Require from a Title Company?

What type of service do you EXPECT from a Title Company?  Does that match with what type of service you REQUIRE from a Title Company?

I believe that an awful lot of Realtors, Lenders, Attorneys, Developers and Buyers are short changing themselves when it comes to the service they get from the Title Companies which they choose.   Some professionals are using their Title Companies merely as a business where they place their order for title-work and show up for settlement and accept whatever happens in between.  They are forced to order their own payoffs and certifications as well as other services.  They are bogged down with being forced to handle all sorts of mundane details, while they could be handling potential buyers and sellers.  They are frequently faced with surprises at the settlement table (and not the good type).  The most troubling aspect is that somehow all this seems to be acceptable as the "Status Quo".

A Title Company is an extremely valuable resource for all parties in the Real Estate Settlement process.  The Title Company should be contacted prior to the listing or contract acceptance to long after the policy has been issued.  The Title Company should be providing logistical support to its affiliates by way of continuing education for the experienced professionals and mentoring of the newer ones. 

Service should consistently go above and beyond your expectations.  Settlements should merely be a matter of executing the documents and transferring the title, not a 3 hour exercise in futility.  There is no substitute for experience and hard work.  Your Title Company should be offering all these services, with a smile!    If you aren't receiving the best, maybe you should reconsider.

I hate it when title companies blame the lender when in fact it was their fault.  When I am at fault for something that happens incorrectly in the transaction I take full responsibility and get it corrected.  I also believe that title companies should be a little more proactive in the process and call the lender or agents to find out how the deal is proceding more than a week before hand.  Why wait until a week before closing to call the lender an find out if it is going ok.  We ordered title in the begining and recieved it then a follow up call should be made a week later.

 I just had a deal where docs went out on Tuesday to close on Thursday.  I called to get a prelim hud on Tuesday, they said they would send it to me when they had it done.  I called on Wednesday no hud, Thursday, the day of closing, @ 5pm (closing is at 7pm) They call me to tell me they are faxing me a hud and if i would print the docs out for them because they are having computer problems.  The closer calls me I  aske him what happened, he tells me the lender kept changing the numbers on the hud that is why the loan was delayed.  I told him i am the lender and the a package was sent out on Tuesday, I also have copies of the changed hud from my closer in my office and there were no changes to the lender's fees.  The title company was calling the agents and the buyer and seller telling us it was are fault.  Needless to say they lowered quite a few fees before i would allow it to close.

Thomas,  I understand your frustration!  It appears that poor communication can really diminish the best efforts of everyone in the settlement process.

We are currently using SureClose, which is an online Transaction Management System that allows all parties in the transaction to share the same information in real time.  It is the one product which separates our company from all the others in our general area.  It's really quite a resource, and in fact it is quite a hit with our lender affiliates.....for all the reasons you mentioned.

Also, there is no substitute for good old experience.  We're fortunate at TCJ to be able to have the area's best employees.  These are people who have made a career out of Title, as opposed to merely having that as a job!
