Third Quarter 2016 Real Estate Market Update
This a real estate market activity report for the Historic Highlands neighborhood in Pasadena for the first nine months of 2016.
Statistical information included in this report has been gathered from our local multiple service(mls) and may not reflect all transactions. In this report I will share a recap of homes on the market for sale and in escrow as well closed sales from January through September. Additionally, I am including a recap of closed sales for the same January through September period for the previous two years.
Historic Highlands consists of approximately 715 per the community website. The neighborhood was organized in the 1990s and became a Pasadena Historic Landmark District in 2008.
The neighborhood boundaries are generally Washington Boulevard, Lake Avenue, just south of New York Drive and Hill Avenue. Tree-lined streets are represented with homes in a variety of architectural style in sizes from small to quite large. You will find examples of California Craftsman, Colonial, Spanish, Mediterranean, Cottage and even the occasional ranch style.
Filming is common in the neighborhood so you may have seen the Historic Highlands in movies, television or advertising.
In the first nine months of 2016, there have been eleven mls-reported closed transactions. These sales ranged from $565,000 to $1,600,000 with an average price of $1,002,591(median sales price $880,000). Eight of these transactions sold at or above the last price for a 102.15% average. The average price per square foot stands at $490.31 for the period.
Sales activity(number sold) was better from January through September in 2015 with 18 properties sold according to mls reports. These closed transactions ranged from $500,000 to $1,600,000 with an average price of $963,028(median $829,000). They sold at 102.64% of last list price and for $474.77 per square foot on average.
For the same nine month time period in 2014, there were 16 mls-reported sales in the area. Those sales ranged from $410,000 to $1,425,000 with an average sales price of $816,000(median $682,500). They sold at 105.04% of last list price and for $474.76 per square foot on average.
Homes in Historic Highlands vary greatly in size of home and lot as well as condition. This is definitely not a cookie cutter tract home development. When determining an appropriate list or purchase price, there is a much more extensive analysis required than exists in this brief report. The difference in average and median price as well as price per square foot is likely linked with the mix of homes sold than any significant shift in the market. Updates(or lack thereof), home and lot sizes, style of the home, location within the neighborhood along with emotional appeal certainly all come into play.
