I decided to try some new marketing.  So I decided to purchase some leads.  The company I used had a free 2 day trial.  I was very excited about the idea of having customers already screened for me.  The first day, I ended up getting 4 prospects.  I was very happy to take the information and go thru the steps of setting up a loan.  Then the honeymoon ended pretty quickly.  Here's a summary of the leads:

 Client #1:  I won't give you my social security number.  I don't need to refi; so make me a deal.

Client #2:  Retired and had a bankrupcy 5 years ago.  Credit score 530.

Client #3: Retired and credit score 520.

Client #4: Low interest rate already.  Doesn't make sense to refi.

Not a good experience.  I'm going to cancel my free 2 days now.  Since I like to show pictures, here's the invoice they wanted to send me after the 2nd day.  They insist that I pay right after the 2nd day and overnight the money to their account.  I'm not doing that.... I'm cancelling it.  Are there any good lead companies out there?  Someone let me know!

Much like the time I bought "listing leads" for the time and money I would have been better off writing my name and number on 100 $1 bills and giving them away on the street.

Hey I like that idea get a stamp made that says. .. ready to buy/sell a homes call xxx-xxx-xxxx

I use one company very consistantly and have great results. I've closed 11 homes this year and 5 of them were from purchased leads (others were referrals). Next month I'm closing on 2 more purchased leads in the range of $350,000 and $525,000. I took out a lady yesterday morning from a lead and am working with about 10 more either already preapproved or have taken out. So, I'm NOT complaining.  The thing is it's a numbers game. You buy 10 leads, don't expect to get 10 buyers. You need to buy 50-60 leads and hope you get 10 leads. You have to be on top of the leads fast and constantly check in with them.

I left the lead generation company alone in Dec of 2007 nothing good came out of it they said they pre qualify each client sent to you I found that to be not true, I am glad Lanita is having a great experience but so far I don't know anyone else who is.

I have to comment the same...I paid a year and half ago to buy leads, website, ect...from Homes.com..I had a friend doing Just Listed.com   after 3 months of crap, bad leads, ahng ups, and absolutley ZERO  leads that were fresh into my paid for website, I started complaining..I then got a flood of absolute bullshit leads that had no value, just pure junk, found out they were using sign up drawings for prizes at home shows to get leads...I had to cancel my credit card and fight them tooth and nail...I finally relented and paid those crap heads another 550.00 just to close on the contract...

I get my own leads now..

Lorinda- I left the lead generation company alone like June 2007. I hate those bastards with passion. www.realestate.com are very bad people. I use them for a year and nothing came out of it. Not one deal. We need to put these bastards out of business by going out there and getting the leads ourselves instead of paying for something that we shouldn't have to pay for because the leads belong to us. We are just letting these Housevalues,justlisted,realestate.com and those other thieves eat off of our hard work. They didnt go to school and get their license. We did.

Mike - I am sorry you had bad experience my friend. I wasted thousands on those no good bastards and I got nothing out of it. And they even had the nerve to charge me another month after my contract had expired,WTF? May God seriously punish them.

Stacey- We just need to go out there and get the leads ourselves and stop paying for something that already belongs to us. We need to cut these middleman out of our business. 

Eric- Its funny you said that. A loan officer said you have a better chance getting leads if you throw the money outside of your window because that is what you are really doing when you use these so called lead generation companies.

Lanita- I am very happy it is working for you. For every success,there are 100,000+ real estate agents who are getting bad,crappy and stinking leads.

Greg- Sorry you had the bad experience. You are a great real estate agent so I am sure you should have no problem generating leads. I am getting a brand new website next month-It goes live on June 11th or 13th that I know it is going to not only help me get leads but convert them into clients. It is www.pullan.com. Do you live close to the county courthouse?  If so, it is public information to go and look at Deeds of Trust.  You will however, have to look up the phone number online ( and pray they match).  I have had some success with this AND it's free!
