It's been a while since I've done a real estate market report on Pioneer Place. That's because there hasn't been anything to report. This is a wonderful and affordable neighborhood on Garnet Mesa near the high school.
Sales activity has been slow this year because there haven't been a lot of homes that have come on the market.
- At this time there are no active listings.
- Four homes have sold so far this year. The average sale price is $105,213, but this doesn't tell the entire story.
- Three of the sales were manufactured homes and one was a site built home. Of the three manufactured homes, two were bank owned fixer uppers. The traditional sale manufactured home sold for $138,000...which is more in line with what the neighborhood value should be.
- The site built home sold for $161,000.
- No more foreclosure activity is evident in this neighborhood at this time.
- If you are thinking of selling your Pioneer Place home, then NOW is a great time to get it on the market. We are experiencing a busy fall season, and the number of homes on the market similar to yours is very low. That means there is very little competition for your home.
