Alhambra CA Neighborhood Emery Park Homes For Sale and Market Update
This is a real estate market activity report for the Emery Park neighborhood in the city of Alhambra. In this report I will share information regarding homes currently on the market for sale, in escrow and sold in the first nine months of 2016. In addition, I will include a comparison to sales in the same time period for the two
previous years. The statistical information shown here has been gathered from our local multiple listing service(mls) and may not include all transactions in the neighborhood.
Emery Park and the adjacent Emery Park Hills are historic neighborhoods in the city of Alhambra in the West San Gabriel Valley of Los Angeles County. For purposes of this report I am using the following boundaries for the neighborhood: south of Main Street, east of Fremont Avenue, Concord Avenue on the south and the city’s border with the city of Los Angeles as the western border.
Construction in Emery Park which generally is in the southern section of the neighborhood began in the 1920s and you will find character homes along with traditional homes on tree-lined streets.
There are also more modern and larger homes along with some older character residences in the Emery Park Hills section which can often offer some very nice views.
Typically turnover in the neighborhood has been low but activity this year, as you will see, has been brisk. Over the years, I have spoken to residents who have lived in Emery Park for decades The area is close to shopping, dining and entertainment along Main Street as well as a vibrant dining and shopping district on Valley Boulevard. Transportation via multiple freeways is convenient. Downtown Los Angeles is easily accessible too.
There are currently five Emery Park homes for sale. Four are located in the southern portion of the neighborhood and range from $550,000 to $619,000. A renovated home in the Emery Park Hills built in 1959 with approximately 3541 square feet is currently offered at to $999,000. There are four additional homes in escrow.
From January through September in 2016, there have been 28 mls-reported closed transactions. These sales ranged from $395,000 to $830,000 with an average sales price of $555,089(median sales price is $534,167). They sold at 99.78% of last list price and for $437.74 per square foot on average in the nine month period.
In the same period in 2015, there were 19 sales reported ranging from $345,000 to $772,000 with an average price of $572,015 (median $565,400). They sold at 97.68% of last list price and for $375.62 per square foot on average.
From January through September 2014, there were 17 transactions. These closed sales ranged from $430,000 to $870,000 with an average price of $544,471(median $547,000). They sold at 102.39% of last list price and for $387.86 per square foot on average.
Because home and lot sizes, condition and location within the Emery Park neighborhood is a factor, average/median sales prices are a function on the mix of
sales rather than any shift in the pricing. This report is an overview and obviously very general in nature. In order to determine an appropriate listing price or crafting
an offer a more detailed look at the market will be necessary.
