A growing number of my clients may have hoarding disorder. It's put this post in mind.

 

You walk into a house, hoping to sell it, and you know instantly that you can't. If you are able to talk to the homeowner, or someone close to the homeowner, such as a family member or estate trustee, you may be able to direct him/her to resources. But the resources are scarce: many specialists offer their services as volunteers, and are therefore constanty at their limits of their time and energy. Public assistance/funding is limited, and many, possibly most, people with hoarding disorder can't afford private assistance. There is a ray of light: hoarding disorder is now classified as a mental illness within the Diagnostic and Statistical Manual of Mental Disorders 5 (DSM-5), the publication used by mental health clinicians to attempt to consistently diagnose mental illness. This means that some insurers will sometimes cover some of the expenses associated with treatment for hoarding disorder.

 

The following "flow chart" of resources is specific to King County, Washington. Consider it a guideline for the kind of resources which may exist in your area. And there is discouraging news about helping people with hoarding disorder: many refuse help, and many slip back into hoarding habits after getting help. But people can be helped to safer, healthier, happier lives.

I think every real estate professional deals with some hoarders sometime in their career. Tough to sell a home when it is so full of stuff. I had no clue there were so many places to connect with people with this disorder in the Seattle area.

I have actually had refinances that failed to close because the appraiser could not properly inspect the house due to hoarding. If the borrowers are not able to remove the clutter or debris, the appraisal cannot be completed. I have encountered it twice now.

@libby cousins OUCH!!! I'm particularly proud of an opposite situation - I came in, and by guiding the homeowners' REALLY hard work, an appraisal came in $15,000 higher than the last one.

Kat Palmiotti It can be very hard to walk into a hoarded situation without that reaction! But a word of caution: there is good research that if a person with hoarding disorder is forcibly cleared out, s/he is often worse within a year or two. The clearing-out, if not done carefully, is traumatic and just triggers more hoarding.

I'm sure the situation needs to be handled very carefully. I wouldn't actually go rent dumpsters, but that's what I'd want to do!

We are three brothers, 75, 78, & 85 yrs of age. We have a sister who is 82 and a hoarder and at the same time has health issues.. She has fallen a few times and needs assistance. We three have tried to help. She will not take any of our advice .PLEASE HELP. She lives in a run down Mobile in Lynnwood , Washington. WE are DESPERATE !!!
