The condo market in Lincoln Park is still moving fast, like last month. Only a few more homes are coming to the market than are selling, so inventory levels are remaining steady. For most homes, market times are still hovering around a month. The toughest segment of these, for home sellers, are the homes listed for over $1m. Nearly half of these are new construction, which is why this market has a spike in inventory. The median sales price for condos was $393,500.

There continues to be a flurry of activity among townhomes in Lincoln Park. In the upper price ranges we have seen a lot of homes go under contract and even more come to the market. This is also happening in the lower price ranges, but in lower numbers. Across the board the average market time of the sold homes is less than a month, but we might see this slow a little as the average market time of those under contract is 70 days. The median sales price for townhomes was $500,000.

The single family market has been a little cooler than it was last month, with just a few homes coming to the market. There have still been some pretty quick sales, but for most sellers it has taken a few months. We are entering the holiday season and in past years this has been a slower time in real estate. If you are planning to list your home it can certainly still sell, but be very careful with the pricing and marketing to paint an accurate picture and attract the most serious buyers. If you are planning to decorate keep your decorations to a minimum so they can highlight the best features of your home. The median sales price for single family homes was $1,682,750.
