Take a deep breath, put on your thinking cap, and keep these six smart moves in mind.

Make sure you get a home inspection.

It’s worth every penny. Even brand new or next to new construction needs to be looked over by a professional home inspector. And don’t just call on your handy Uncle Joe. A friend or family member may get their emotions in the way in trying to please you with their unofficial inspection. You may even want to get more than one inspection from several companies if you do not feel comfortable with the initial report.

 

Be sure you know how much home you can afford.

Plan out a budget and don’t forget taxes and insurance. Don’t get stuck with a house that is crippling your ability to make progress financially. Financial experts recommend your payment be no more than 25% of your take home pay.

 

Be sure to get a low interest rate on your mortgage.

For 2016, this should not be a problem since the Federal Reserve recently decided to leave its Federal Fund Rate unchanged. As long as you have a reasonably high credit score, you should not have a problem getting an interest rate below 4%.

Have a realistic expectations when house hunting.

Potential home owners need to begin with a list of things they want or need in a home. But don’t be so stuck on the list that you don’t keep an open mind and actually look at the properties available. You may be surprised at what the right home for you will look like in reality versus what it looks like from the online photos.

 

Keep your emotions in check.

There are many things outside of your control when house hunting. Resolve not to become distraught or frustrated at details out of your hands. You do not want your house shopping driven by an emotional roller coaster. Reign in your love for competition to avoid a bidding war that costs you too much for years to come.

 

Use a reliable buyer’s agent who knows the area.

A reliable agent will be a good listener who knows properties in the area that can meet your needs.
