The Mason Ohio condo market CONTINUES to shrink, with only 19 total condos not already under contract as of this afternoon. Fact is there were more sold last month and more currently under contract than the number not under contract. The edge is definitely to the seller who has an appropriately priced condo in move in ready condition. Mason condo buyers had best act fast on the best condos or you'll miss your chance.

In general, you can expect to pay a premium for Mason condos when compared to communities further away from Cincinnati, although there is diminished opportunity for condos as you head away from Cincinnati.

So what do the stats indicate about Mason Ohio condo sales?

Key takeaways this month:

October wasn't so different from the previous two months. Prices are close to the same, and sold condos continued in the 20s.
And the trend of shrinking inventory continued, with only 19 condos currently not under contract.
4 condos sold below $100k and 6 above $200k.
22 completed sales is another good month, continuing the run of months above 20. With 24 under contract, we may finally dip below 20 completed sales next month.
This bears repeating from past months: there ARE some new construction opportunities not reflected in the 19 condos for sale, but they're going to cost you around $300,000 or more. Lakeside Cove, Fox Hollow and Beacon Hill offer new construction opportunities if you've got the budget for them. Fyi, Lakeside Cove has poured all their foundations and is almost done with the community. Distressed condos (foreclosures and short sales) for sale continue to be almost nonexistent. Only one sold last month and one short sale is currently not under contract and for sale. Mason condo buyers insisting on buying a distressed property are likely to be VERY disappointed.

NO CHANGE: The low inventory can really work in your favor if you're willing to sell your condo. Updated condos will generally sell faster and those in the $100-200k range will move best. Some communities take longer than others to sell as price point and HOA fees/amenities, age of the unit, etc. can have significant influence on demand.
