Would you show a home for sale at 6:00 AM?

Ring Ring... It is me, Mr. Buyer and I want to see the home listed for sale in the  Manchester NH area at 6am tomorrow. Will you do it? The next two questions are "will the seller let me in at 6am?" and "Mr. Buyer, do you have pre-qualification letter from a local bank?" 

 

The seller said yes as long as the buyer does not mind the kids getting ready for school. The buyer in deed was pre qualified through a local and trusted lender and of course I will do it what it takes to see my listing. I did have to ask why this is the only time he can see the home. His reply was that he leaves for work at 645am, that he does not get home until 8pm. he wants to see the home in the sunlight and does not want to wait a week until he has a day off in case the home sells.

 

The seller just called and asked all those questions. They were actually very happy I would do what ever it takes to get a buyer in to see their home. Wish me luck......

 

 

In Summary a home owner deserves the best agent. A GOOD Listing Agent's job is to work with their Seller through each step of the Selling process. I showed a restaurant at 6am, because we had to do it before they opened. 

I think it's great your sellers were supportive of you doing this. I hope this buyer uses you for his agent, and you find him the perfect home.

Ugh. I'm not an agent any more so don't have to decide, but I suppose under the same circumstances, I'd have propped some toothpicks in my eyelids and gone ahead.

A number of years ago we had just wrapped up a sales meeting about 9pm and the office phone rang. Buyer wants to see one of my listings in about a half hour.

Hummmmm.......seller has two small children I'm sure already in bed. Buyer said not a problem he knows the floor plan just needs to see the condition before he leaves on a business trip the next morning. I called the seller and explained the circumstances and told them it only takes one and he may be it.

They agreed and we met the buyer at about 10pm. He took about a 10 min tour, walked out the door and asked if we had an assumption letter from the bank. we did and he said lets go to your office and write it up. Presented the next day.  A couple of minor counters and sold. We presented one of the counters to him at his office in a dicey part of town at mid-night when he got back from his short trip. He was a mall developer buying it for his girl friend and doing trips back and forth to a project a couple hundred miles from us. We had to work to his schedule. 

Always use that example with FSBO's "Mr and Mrs Seller are you prepared to show your home to a prospective buyer at 10pm?"

If it works for everyone involved, I would make the effort on an exceptional basis. Otherwise, I have learned to work only between 9 & 9 outside the house. Gotta answer those emails & do your laundry at some point, right?

Some agents will do anything to close on an opportunity, while others won't. The agents that won't accommodate a prospect are fearless, confident and have a business plan and client profile, so, isn't concerned about any opportunity which does not conform to their business plan.

That is for sure Dick Greenberg and i seem to show homes at all hours when needed. Funny, just had an over seas cleint and had tio get up at 2 am to send a contract for him to sign and send back. I should have just stayed up

I would say sure as long as the seller is willing to let us in at that time. I would mention that it would be better to see it in the daylight (depending on the time of the year).

Hi Scott: That's a first. He gave you very solid reasons. Assuming he works weekends also. He sounds like he is motivated and your fortunate to have cooperative sellers. It's no longer light out at 6am. Glad it worked out.

Scott, I have shown property at 6AM and as late as Midnight. My buyers in all  cases have closed on the properties.

good for you! I am going to a closing at 8 am in Reston - it will take me at least an hour - maybe an hour and a half to get there but whatever it takes!

Absolutemente! But the problem with that in Sacramento is our SUPRA lockboxes are programmed automatically to open at 8 AM. Been there and done that before, making the seller get out of bed and come over to let me inside. Duh. Did not occur to me to call the day before and ask the agent to reprogram SUPRA for me. Or go get the key the night before. Handy thing to remember.
