Braemar Reflection Quarterly: July-September 2016
Can't believe it is is November, though like virtually everyone at this point, I am looking forward to an end to this contentious Presidential election on November 9th. It is as though the election coverage is sucking me into mental quicksand. Just the other day, during a trip to meet an appraiser on my own Reflection Series listing at 9684 Tarvie Circle, I realized that I had completely missed doing my quarterly Braemar market reports in October. Since then I've been playing catch up. This report is the last of the quarterlies, and it focuses on Reflection Series homes.
For those who may not be familiar with this style of home, Reflections Series homes are located off of Tarvie Circle and are the semi-detached single family homes, attached at the garage only. There were two floor plans offered by Brookfield Homes: Annan and Bromley.
That was a lot of wind up to tell you that there were no Reflection Series homes that sold during the third quarter of 2016. Same thing happened last year in the third quarter. Though last quarter, there was one sale at $445,000.
Only my own listing is even on the radar in the Reflection Series this report and here is what I can tell you. It started out on the market on August 18th, priced at $425,000. After nearly three weeks on the market with little activity, the Sellers reduced their price to $414,900. About one month later, the house went under contract. It won't be marked as sold until late November, which means you'll read about it next report.
