New Listings:
Kaiulani 34 sold for $1.655M from the developer in 3/07 and is newly listed for $1.350M.
Back on the Market:
Kaiulani 74 came back on the market after expiring. It is still priced at $799K and sold from the developer in 4/07 for $898,250.
Contingent:
After only 28 days on the market, Emmalani Court 314 went into escrow while priced at $519K. The seller paid $385K for this unit in 9/10.
Cliffs 8203 found a buyer after 475 days priced at $710K. The last sale was in 4/06 for a leasehold unit for $760K, converting to fee simple a few months later for $250K.
Hanalei Bay Resort A31 only took 13 days to go into escrow while priced at $1.595M. The prior sale was for $1.850M in 11/05.
Sales:
Plantation 321 sold for $642K while listed for $659K. The unit was purchased by the seller for $385K in 9/10. Hanalei Bay Villas 8 sold previously for $740K in 5/13 and sold again this week for $795K while listed for $799K.
Under Contract:
Pali Ke Kua 1, a leasehold unit listed for $223,800 being sold by way of on-line auction, is now in escrow. The seller paid $379K in 4/06.
Withdrawn:
Hanalei Bay Resort 1557-58 was withdrawn from the market after 166 days priced at $599,500. The last sale was in 4/00 for $205K. After 352 days, Nihilani 22B was withdrawn. It was priced at $635K and sold in 11/06 from the developer for $680,300.
Price Changes:
Emmalani Court 422 made a $25K price reduction to $550K. The last sale was in 4/14 for $442,500. Now on to your Princeville Kauai single family home update:

Priced at $3.7M, 3771 Punahele is newly listed since selling for $1.450M in 10/00. 3791 Milimakani came on the market showing as having sold for $575K cash, so you’ll also see it under sales. The prior sale was in 4/92 for $240K.
Contingent:
3829 Albert found a buyer after 83 market days at $875K. The sellers paid $459K in 5/00.
4212 Liholiho is now in escrow with a list price of $989K. The most recent sale was for $1.1M in 9/05.
Sales:
As noted earlier, 3791 Milimakani sold for $575K.
Expired:
3565 Kaweonui expired after 321 market days priced at $3.995M. The last sale was in 6/08 for $3675M.
Price Changes:
4096 Aloalii is now $1.050M after a hefty $100K price reduction. The seller paid $125K for land in 10/00. 3807 Iluna Place went from $725K to $714K and last sold for $360K in 2/02.
4187 Kamalani Lane reduced this week from $850K to $825K. The most recent purchase was in 11/04 for $845K. 4206 Liholiho reduced by $20K and is newly priced at $889K. The last sale was in 8/90 for $520K. 3697 Albert made a $50K reduction and is listed at $1.290M. The seller paid $1.065M in 12/04.
We’re off to a good start which is promising since we failed to surpass the 90 sales in Oct 15, coming in with only 81 last month.
