Agent Education Starts with ActiveRain

 

     This morning I met with a friend & local Realtor that is interested in taking their real estate business to the next level in 2017.  Already hard working, savvy, smart, and personable, she's well on her way to becoming a top producer, but her online presence (by that, I mean turning time spent online into commission checks) is lacking.  Thankfully, that'll be changing in 2017, so we met today to talk about some strategies and some things she should be Making Money with a Blogdoing between now and then.

 

     As it turns out, just about everything we discussed fell back on ActiveRain.  The more I looked into different avenues of getting business online, the more obvious it because that the first thing she needed to do between today and the end of the year was to get into the rain.

 

Focusing on a Market

 

Like most agents, my friend works mostly in the area she lives, but will of course service referrals nearby.  We discussed game planning for some targeted marketing to focus on the areas she not only serves, but wants to serve.  What better place that ActiveRain to show her the likes of Mr. Pasadena Michael Jacobs ?  There is no better example that I can think of for great market reports on specific communities within a town or city.  

 

Generating Original Content

 

When wondering exactly "what" it is people put out there to catch a reader's eye, ActiveRain proved to be a fine example of how one can blog for business without even having to breach the topic of real estate.  I showed her how George Souto  consistently blogs about local events in the community he lives & works in.  Readers love this stuff, and what better way to showcase your local expertise?  

 

Carve out a Niche

 

We also discussed how people find content, and just how difficult it is to go up against a big box company's multi-million dollar marketing budget.  I let my friend in on the secret that it's not that tough at all if you know how to do it!  Liz and Bill Spear were my example for this one with a simple google search of "Cincinnati Patio Homes for Sale".  While my friend may be more apt to market "__________ homes with a mountain view" or "________ homes with a yard", team BLiz was a great example of how we can dominate search results with some savvy and by refining a target market.

 

Allow People to get to Know YOU

 

One of the keys to social media is that it gives potential clients a glimpse into who you are.  It's a recurring theme by now, but once again, ActiveRain allowed me to offer up examples - Jill Murty, Realtor - Orange County, CA is a good example as she showcases her affinity for fostering shelter dogs waiting for a new home, and makes it clear that she can also help humans looking for a new home!  We discussed Jon Kolsky (Mr Long Beach) and his affinity for tennis, Dave Matthews Band, and supporting his children's endeavors.  I know this from personally meeting and spending time with Jon, but even if I hadn't, his ActiveRain blog gives the world a glimpse of who he is.  Consumers looking for a professional online love to see this kind of stuff.  Real Estate itself often becomes secondary when people like us & relate to us before ever meeting or speaking with us.  ActiveRain is a shining example.

 

     We discussed an awful lot of strategies, steps, and some other bells & whistles, but much of the conversation focused on the resources that ActiveRain offers, and the benefits of blogging as part of an online marketing strategy.

 

If you really want to take things to the next level online, it doesn't happen overnight, and there are plenty of strategies for success.  One of the best starting points is right here on this page.  If you want to know 'how to do it', just take a look at the people that are already doing it!  It's all right here in the rain!

Lynn interesting read, I still have a  Beverly Hills Lender who can do 30 day escrows and it does not matter if it is $1.5m or $4.6 m I can attest to both he did for me.... Endre

30 days is still very possible - just closed a primary residence refinance in 29 (including 3 days for the CD wait period PLUS 3 days for rescission period).  My stance is that 45 days should be the norm to make life easier for everyone, buyer & Seller included, when possible.

My goal from Contract acceptance to Closing is to keep everyone comfortable. Many times in that Mortgage interim, documents are missing or other documents are needed. To accomodate those situations, staying on target benefits from allowing the days as John suggests.

One can always close sooner!
