Newly Built Homes with Views Sell for a Premium
One of our relocation clients has very specific needs. As a busy upper level manager for a major retail chain, he travels frequently. Therefore, his time spent at a home is a luxury. His requirements are quite specific too, including the desires of the majority of our clients - a sense of privacy and a view of Nature As Neighbors.
The first step with clients unfamiliar with the area, requires an educational process. We explain the various areas of the County with new construction homes that match their criteria. This particular buyer also needs somewhat close proximity to Portland International Airport, for obvious reasons.
Needless to say, we spend a lot of time with our clients to get a feel for the right location, and a home style that best suits their needs. A well-planned and appointed kitchen is a must, a large master bedroom with generously size master bathroom is also an important requirement. Vaulted, or high ceilings, with plenty of windows and welcoming views, round out the basics list. The rest is specific to the individual(s).
Clark County builders, like many around the country, tend to build large, new homes on smaller parcels of land. If they can get 30 homes into a new development, versus 25, it adds to the profit margin. However, we look for the exceptions, new construction homes built on larger lots with the luxury of privacy. The addition of an adjacent green-space, or nature preserve, can greatly enhance the desirability.
