Sacramento County Listing and Sales Statistics for October 2016

Sacramento County experienced a -7.1% decrease in number of homes listed FOR SALE in October 2016 vs. the same month a year ago.

For the same period there was a -1.5% decrease in homes SOLD, while Pending Sales increased 10.1%. 

Interest rates remain historically low.  For those able to find suitable homes, it's a GREAT time to buy.

What those numbers are not showing, Myrl, is a startling large number of pending sales are blowing up. Not only that, but we are seeing a bunch of closings scheduled for October roll over into November with extensions. So the pending sale numbers are a bit misleading. So many buyers in Sacramento right now are a bit flakey.

Get this, buyers lowballed a listing by $50K. Seller, desperate, accepted. While in escrow, buyers demanded an additional $20K.  Seller balked, but offered a further $15K reduction in good faith. Buyers withdrew request and insisted on another $35K off. This sh*t is insanity.
