This is a real estate market activity report for the Del Mar Townhomes in Pasadena 91101. In this report I will share information regarding properties for sale as well as closed transactions so far in 2016 as well as full year results for the previous two years. Statistical information has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex. Historically these popular Pasadena townhomes with garages rarely become available for sale.
Located near Old Pasadena, Paseo Colorado, the Civic Center, Pasadena Playhouse District and South Lake Avenue a multitude of shopping, dining, entertainment and cultural venues are just steps away from your home. The Del Mar station of the Gold Line light rail transit and multiple freeways are easily accessible as well. Each townhome in the professionally managed complex has an individual address(Marengo Avenue, Del Mar Boulevard or Cordova Street).
Built in 1978, Del Mar Townhomes feature 75 multi-level townhomes with two or three bedrooms and attached garages. Additional features include: high ceilings, fireplaces and enclosed patio areas. The spacious residences have more of a single family feel than many townhomes. The setting is really quite idyllic with river rock accents, mature landscaping with bridges plus a pool, spa and barbeque/patio area.
There are currently no townhomes available for sale in Del Mar Townhomes. So far in 2016, there have been two mls-reported closed sales transactions. In June a three bedroom floor plan with approximately 1439 square feet sold for $760,000(list price $750,000) and in August a similarly size remodeled unit closed for $785,000(list price $770,000) in an all-cash transaction.
For full year 2015, there were two sales according to our mls. They both closed in August. A unit with approximately 1439 square feet sold for $775,000(list price $770,000) and the other a larger unit(about 1741 square feet) closed for $776,000(list $775,000).

In 2014, there were four closed transactions reported ranging from $695,000 to $795,000 with an average sales price of $763,500(median sales price $782,000). They sold at 103.98% of last list price and for $476.34 per square foot on average.
This is a very low turnover complex and prices vary based on the updates(or lack thereof) as well as location within the complex.
