As a Buyer agent I am all over Northern Virginia. I know pretty much every community and subdivision in Fairfax and Prince William County. Potomac Shores has been one of my favorite communities before most consumers even knew it was in existence. The first time I walked through the tidewater designs under construction in model row back in spring of 2013, I knew the community was going to be different. There is nothing like this community on the entire east coast. Potomac Shores features two miles of waterfront over looking the Potomac River. The community oozes with charm as every home features Front Porches and many have back porches as well!
For those of you learning about Potomac Shores for the first time it is being built east of 95 in Dumfries, Virginia. If you thought about buying real estate you probably have heard buy for Location, Location, Location right? Some of you are thinking why on earth is Patty saying Dumfries, Virginia is considered a great location, has she lost her mind! It's 18 miles south of D.C. and you are right.
Let's talk about location. Potomac Shores is centrally located between two military bases, Fort Belvoir and Quantico. It sits on the banks overlooking Potomac River with two miles of shoreline which will feature a Town Center and promenade along the waterfront with a Future Five Star Boutique Hotel and Virginia Rail Way station. Yes, the VRE station sign is up and construction should be starting anytime which will open up home owners to not having to leave their community to commute to and from work. Sounds like heaven to me!
For those who are reading about Potomac Shores for the first time it helps to know a little about the beginning. In early 2013 the community opened with six stunning models and sixteen tidewater style deigns to choose from. The Shores Club, Jack Nicklaus Golf Course and Golf Club and VRE Station were all just promises the first buyers in the community took a chance on!
In the beginning it looked like NVR parent company to NV And Ryan Homes would be the builder for the entire community. Fast forward to the fall of 2016 and we now have Pulte Homes coming soon building luxury town homes across from The Shores Club and Brookfield Homes will build patio homes down past John Paul The Great High School.
Some of the present owners have expressed to me concern about new builders coming in and what it means to their home values. As a REALTOR and a past builders representative at Potomac Shores I do not have a crystal ball but I personally think it is such a positive step forward for the community and here is why. A single builder is limited to how many homes they can deliver in any given month. Having four builders all working and selling the community with very different style homes will give the buying public greater opportunity to find a home that meets their needs and price point. It also means the community will start to grow at a rapid pace enabling the developer to sell the retail and future hotel which is vital to the vision of Potomac Shores and to offer the residents the lifestyle they are hoping for. I can say is this, Sun Cal the developer has brought to life each amenity they promised. I can not wait to see the Town center come to life I believe this community will heave a heart and soul that people long for. A place where they will have community gatherings, holiday parades and fellowship centered around The Shores Club and Town Center.
Now lets talk about what the big picture of Potomac Shores. The peninsula is 2000 acres and will have 3800 residences when complete. The Business Development is dependent on viability of the community to attract and sustain the business that will ultimately call Potomac Shores Town Center home. With an expected 3800 residences when completed the community with be very much like a small town. As i mentioned there will a Town Center with shopping and dining as well as a projected boutique hotel all positioned along the waterfront with a promenade on the Potomac River so all residents will have a vantage point to enjoy the water. I look forward to be a resident of the community in the future myself. Yes, I sell Potomac Shores and timing is everything for buyers even me. With the new builders coming in I see this as being a community people will move within as their life circumstances change rather than moving somewhere else. That is the beauty of a community of this scope you will have everything from condos to trophy homes at Potomac Shores.

Potomac Shores Elementary Opening August 2017
The Potomac Shores Elementary School will be home to K-8th grade until the new middle school opens in the community. The county has just announced a new time line for the middle school moving it up by a year. That is good news for the community!

Fast forward to November 2016 and model row is now coming up for sale as the Ryan Homes and NV Homes moves to The Crossing models at the entrance to the community across from the new elementary school that will open August 2017!
The builders are moving out of original model row which makes me sad but some lucky buyers are going to get to purchase some of the nicest homes in the community. Not all are on the market so reach out to me if you are interest. I imagine by December all of these Potomac Shores model homes will be up for sale.The builders are removing the furniture and taking to a new location to use in another model. Don’t you wish they were having a Model Home Furniture Sale I would be the first in line!
The Cute Red Greeting home will be going away to make room for two homes. Yes, that's right opportunity is knocking for a few lucky buyers who would like premium lots backing to trees in model the original model row area. These are larger lots backing to trees so hurry and call me before they are gone!
So much is happening at Potomac Shores it makes my head spin and I know the community inside and out! This community can be like taking a drink from a fire hydrant! They are selling double digit homes per month so lot selection changes almost daily! Most people find they need an advocate to talk choices and options through and the builders sales representatives are awesome but so busy! They work for the builder let me work for you and help you to sort through your options.
No other community on the East Coast has so much to offer a buyer or business looking for a new place to call home in Northern Virginia. The closet thing to Potomac Shores would be National Harbor on the Maryland side of the Potomac River. I wonder if in the future their will be opportunity for a ferry to operate from Potomac Shores to Old Town Alexandria, National Harbor and MGM Casino to open this December in Oxen Hill Maryland. By water these communities are not that far away.
