With common issues it's typically a matter of a relatively simple fix to correct the issue, however left alone some of these issues could result in easily avoidable larger issues down the road. While conducting my home inspection I feel it's my job to not only identify these issues but to give my client advice on how to properly maintain their home. Feel free to share any issues you identify on a regular basis.

These are some of the most common issues/defects I've found in homes in my area ranging from safety concerns to general maintenance.

Hey Vince. I experience every single one of your examples on a daily basis here in Indy as well. (Especially the downspout extensions).

The only two other things I can think of that I see consistently every day is missing or damaged insulation on A/C lines outside and Dryer vents that need to be cleaned or replaced. I have almost gotten to the point that I just put those down on my sheet before I even get to the home, it happens that often.

Vince, I try as well to educate both buyers and sellers during the walk-thru, plus include comments it the report . . . so many times it's deferred maintenance on the homeowners part that can lead to bigger expense later on . . . most are simple fixes that can be taken care of quickly.

Yea, those are common issues all right. But one I seem to have more than even those is reverse/negative grade around the house perimeter, which is a large source of wet/damp basements.

I see a lot of older homes and it amazes me how many Service entry cables have deteriorated and have started to affect the main panel.
