Hope everyone had a wonderful 3 day weekend as we take time to honor our Veterans who have given so much so that we can enjoy our freedoms! It’s good to have one special day to honor Veteran’s – but we should also remember to honor them each and every day of the year when given the opportunity.

There was a fair amount of activity this week in condos with a couple of new escrows and sales while homes just had two new listings and one sale. Take a look for yourself:

Kaiulani 43 sold in 6/11 for $1.175M and is listed for $1.325M. Villas of Kamalii 4 is listed for $759K and last sold for $550K in 5/12. Puu Poa 102 is on the market priced at $1.299M. It was purchased in 7/13 for $920K.

Back on the Market:

Pali Ke Kua 137 unfortunately fell out of escrow and is back on the market still priced at $649K. The seller paid $485K in 11/03. Pali Ke Kua 246 expired and is back on the market listed for $795K. The last sale was for $455K in 4/01.

Contingent:

Nihilani 32B is in escrow while priced at $589K. The last sale was for $525K in 2/16. Pali Ke Kua 102 is listed for $799K. After 86 market days it went into escrow. The most recent sale was for $795K in 4/05.

Sales:

Kaiulani 15 sold for $1.220M cash while listed for $1,599,990. The prior sale was in 12/07 from the developer for $1,856,930.

Hanalei Bay Resort 1105/06 was purchased by the seller in 12/07 for $495K and it sold for $585K while listed for $615K.

Expired:

Puamana 4B expired after 348 days priced at $365K. The most recent sale was in 1/11 for $270K.

Price Changes:

Villas on the Prince 30 made an insignificant reduction of $1000 from $680K to $679K. This townhome sold for $540K in 7/11. Sandpiper 124 is priced at $344,500 after a $12K reduction from $356,500. It sold in 11/03 for $275K and was foreclosed on by the bank in 6/16.

$1.350M is the list price for 3998 Aloalii which last sold for $1.095M in 8/24.

4133 Rooke Place is priced at $1.197M and last sold for $323K in 6/03 for land. The home was built in 04. Previous listings are from 12/13 to 7/14 which started at $1.950M and reduced to $1.450M, from 5/15 to 6/15 for $1.350M, again from 6/15 to 5/16 starting at $1.350M and reducing to $1.250M and finally from 5/16 to 8/16 for $1.250M.

Sales:

4171 Kamalani Lane sold for $1.125M while listed for $1.185M. The seller paid $750K for this property in 11/15. Newly built 5136 Napookala was priced at $1.399M when it sold for $1.352M this week. The seller paid $430K for land in 5/14.

Price Changes:

Initially priced at $1.250M, 4175 Mahina Place is now $1.190M. The prior purchase was in 5/15 for $772K.

We’ve had several days of high surf this week which the surfers have loved and I’ve enjoyed watching. The waves are awesome!

Despite their beauty our oceans can be treacherous, especially during the winter months. Unfortunately a Kansas woman died while swimming in waters off Poipu Beach on 11/11. This drowning made 12 for the year.

Please, for your own safety and the safety of others, exercise caution before going into the water. If you are unsure about anything, find the lifeguard and ask about conditions. If you are on an unguarded beach, do not enter the water alone and do not venture in if you have any doubts. As they say, “When in doubt, don’t go out.”

PS I no sooner finished this and published it, then went to The Garden Island newspaper and saw a local woman drowned yesterday.  I am broken hearted over this.  Please, please, please - be careful.  Err on the side of caution! More high surf on the way.
