Has that ever happend to you? Some air conditioning companies are using scare tactics with the M word.. mold. In prior years air conditioning contractors who relyed on scare tactics to sell new air conditioners used the F word.. fire. It was usually in a sentance like " hey lady if you don't get this out of here it could start a fire, and there goes your house." Now it seems air conditioning contractors are all mold experts. Mold is the new scare tactic used on alot of unsuspecting home owners who believe the a/c guy is an expert. "ya it's mold lady, it's that black mold." If a so called mold expert says somthing similar to this, there is a very good chance he doesn't now what he is talking about. Chances are he wants to sell you a new air conditioner whether you need one or not. No one should ever under any circumstances tell you that you have mold with out a complete inspection and lab testing. I am a certified mold inspector and home inspector trained to recognize mold and I never tell anyone they have mold with out testing. The correct statement these air conditioning technicians should be saying is " it could be mold, I don't know I am not a certified mold inspector, but i can recommend one." The first thing I do is show my customer my credentials to put them at ease. This assures them that they have a trained professional in their home. So remember, no one can tell you that you definitely have mold. Remember samples have to be taken and sent to a certified lab. Remember if some one says they're a mold expert, ask to see their credentials.

I never really thought about asking for a certification for inspecting for mold.  Glad to know their is such a thing so I know the right question to ask.  Thanks

Hey Scott,

Thanks very much for commenting on my blog. It is a very big problem down here in SW Florida. It is hard to know who you can trust. All a/c technicians must be EPA certified to work on air condintioning equipment and use Freon. Unfortunatley there are a lot of not so honest employees of these a/c companies. I tell eveyone to ask for certifications and  to be sure you are dealing with someone who knows what they are doing. I am one of the few Home Inspectors in SW Florida that is also a Certified Mold Inspector, Air Quality Inspector,and HVAC inspector. It's tough being a super hero. Seriously be carefull out there! Mold is a serious problem.Don't mess with it ,and get yourself someone you trust.

Hey Jacob,

At a convention I attend some years ago I was instructed that if I was to tell someone,"That is mold", I am now assumed to be an expert and I better be able to tell them what kind of mold, the dangers of this mold and how to take care of it. We used to call it "mildew" but now we call it mold! To avoid any possible legal action my standard statement when I see or smell the possibility of the "M" word is, "I would recommend you have a certified mold inspection of this home!" We can not ignore it because as Licensed agents we are held to a higher standard and we need to be aware of it! We now have a procedure in my office, that with all purchase contracts we have an addendum signed by the buyer that they should have a mold inspection!

Hello Mike,

I really like the proceedures you have in place in your office. I work with alot of agents down here in florida and teaching has become a large part of my day. There are many different types of mold and they affect all types of people in many different ways. Most molds don't produce mycotoxins but are harmfull to certain segments of our society. The elderly and the very young can easily be effected by molds. As a general rule when you smell that very distinct musty odor you can expect that there is a mold colony growing in that building. As a nationally certified mold inspector I don't assume anything and stress to customers to get their indoor enviorment tested. Continue learning as much as you can about this subject so that you can advise your clients. Find a home inspector that is also a certified mold inspector and make him apart of your team. It will create a whoe bunch of referrals and set you apart from the other agents in your area.
