Nancy B. is a regular contributor to The Minot Daily News and I usually agree with her opinion when she puts it in print. Today however her words made me see red and I want to say: Nancy, your words prove you to be ignorant and offensive!
Just so you know the context of her letter she is taking the City to task for buying out several homes (about 30) in a particular area that was affected in the flood of 2011. The offensive words in her eight paragraph letter were:
Once again I will say “Nancy, your words prove you to be ignorant and offensive!”
1) Realtors do not set the price of the homes listed. Realtors make a reasonable commission on the selling price of a home. If the home is not priced right it doesn’t sell and the Realtor makes nothing despite the time and expenses they put into marketing the home. Most Realtors would like to see the home priced lower than what the owner is asking because we don’t want it to sit on the market for months at a time.
2) Neither a home Buyer or Seller have to be represented buy a Realtor. You hire a Realtor because you believe that their knowledge will benefit and protect you in the process of buying or selling your home. Not hiring a Realtor is like the fool who goes to court without a lawyer. If your concern is the Realtors commission than by all means, go it alone without one.
In addition to the two points above NO bank is going to loan money for a mortgage that doesn't appraise and no appraiser is going to risk their career by inflating a homes value to a point they can not prove.
