Occupied Home Staging - Sometimes The Sellers Do All The Work

Last week I wrote about owner occupied home staging and shared photos showing the results of a two-hour transformation. 

Most owner occupied home staging consults don't provide the same level of instant gratification as the one I shared. Usually when a stager arrives at a home there is far too much "stuff" to be removed and packed, preventing any actual hands-on staging during the consult. If this is the case, then the stager provides a room-by-room list of improvements and changes that will best present the home for sale. 

 

Sometimes sellers hire the stager to return for a full staging, and let the stager do all the work.  Not the most budget friendly option, but still a wise investment.

Sometimes sellers choose to complete the transformation themselves and that's the extent of the stager's involvement. Some sellers do every single thing on their list....some pick and choose which they are willing to do. Either way, the home's appearance does improve.

Sometimes sellers complete the stager's list to the best of their ability and then have the stager return for a follow-up consultation to add their professional touch. This is my favorite scenerio.

It's always an honor to be asked back and be part of the final touches before listing photos are taken.

Yes, there have been some clients who just didn't quite understand my advice....like the woman who completely emptied all her kitchen cabinets. (all their dishes and food had been put in boxes in the garage!)

But for the most part I'm usually very happy with their results and so proud of them....like a proud mama...when I see their transformation.

 

Here are some photos from several of my favorite

Older home....dated furniture. 

They did everything on my list, except paint the fireplace brick.

 

This family was using the dining room as a playroom.

I suggested a more neutral paint color, an updated light fixture, and returning the room to it's intended use.

 

Very dark and cluttered.

They followed every suggestion to the letter!

 

Sellers turned this catch-all space into valuable square footage.

 

High end condo ... needed a high end look.

 

Same condo....sofa in the kitchen?

All of the finer details were hidden and needed to be highlighted.

Four homes.

All different listing price values.

Regardless of the age of the home, its target buyer, its location or its owner's budget....

Every one of these homes was beautifully transformed by the sellers

after a home staging consult provided them with a detailed plan of action.

I am not a professional stager, but I love it when the Seller's will actually listen to me and prepare their home properly for pictures!  I can usually tell which ones truly will do it and which ones won't, so I am usually not surprised when I see the pictures, haha.

Lou Ludwig  Yes, the maintenance of a "show ready" presentation can be inconvenient. It's well worth it though if it sells sooner!

Ed Silva   Professional stagers work with all budgets....we understand people don't have or don't want to spend a lot of money on a home they are selling. A lot can be done using what the seller already has.

Brian England  There are some people who just won't make the effort and some who think they have done enough when they actually haven't. We do our best to advise them and explain the benefit to making the changes, but we can't force anyone to do anything.

I love seeing the transformations - it really helps understand the tremendous value staging can bring and sometimes without too much effort. I would think sellers would be pleased as well, and perhaps surprised.
