On the way home from my open house in the neighborhood, I saw a new development of homes on an infill lot in Mesa AZ 85201, near the 202 Loop and not too far from Tempe . I am always curious to see what the floor plans are while the homes are being built - it helps me later on, when the resale homes come on the market.
The model home was one of my favorite floor plans - as you enter, there is a small library room, or it could be an office. If you are a real estate agent, it is perfect to meet briefly clients there, or just to feel that your home office area is separated from the rest of the living spaces. Another feature, I like a lot, is a straight line between the entrance door and the patio door - that means great natural ventilation, too.
I was looking for the 4th bedroom, and opened a door, which actually led me to the on-site sales office. It was good learn about the community from the on-site Seller's agent and to hear that they were one of those few Builders that would compensate a Buyer's agent even if the agent was only represented by their business card when the Buyer registered. Not that I would recommend to Buyers visiting without their agent, but what if they happen to see it just as I did, and hadn't planned their trip?! The builder's sales agent, dressed in a picturesque Hawaiian horizons shirt, explained to me: "I'd rather sell the home once with you, rather than not sell it five times without you, the Buyer's agent".
I encourage my Buyer clients to plan their new construction home visits and include me always in the tours. That way they have readily available comparables with resale homes, more confidence about the market, my knowledge and experience with new construction transactions, plus Buyer representation is always free to the Buyer.

Below are two photos of the home office/ library space, and the formal dining area looking to the kitchen and the patio. I tried to capture the paint colors of the rooms - they are all light grey neutrals, with white trim.
RiverView Village is a small gated community of about 73 homes, priced in the mid-200's and up, single and two-story homes, ranging in size between 1500 sq.ft. to 2,500+ sq.ft. Its location is very convenient for fast exit to loop 202 or a drive along Rio Salado Dr. to employment, shopping and entertainment.
