Commercial warranty inspections

Hello all I did my first commercial warranty inspection today. It was an interesting experience to say the least. It was a chain restaurant/coffee shop. I got there a bit early drove around the building took somepictures and then parked. Got out my information on who my contact person was and went in. Asked for the person and they came to the counter. I introduced myself and tried to verify confimation of my being there. The replay was "oh I got an e-mail about something like that, are you here for the owner?" My response was I was there to inspect the building for a company that hired me to do it. Their response was "well do I have to follow you around?" I told them if you would like to that is fine with me but if you are busy right now I can sit down and talk with you later. Was told they were to busy to talk right then. So as I watch this person walk in the back to their tiny office I begin my inspection it took me a bit longer than I expected because apparently they weren't ready for me to be there. LOL maybe they should have read the e-mail. Well just so you know this is a newer building and the client is an out of town landlord. I must say that I am posting this for all you commercial land lords that are not visiting you property listings regularly. After my inspection I sat down with the manager and I will not bore you with all the details but will say a couple things. I asked how long the roof had been leaking and was told oh it began as soon as we moved into the building but it seems to have stopped because last week when it rained it didn't even drip. ( I must admit I was kind of shocked at this statement ). I then asked how long the automatic door opener had not been working properly and was told only a few months. I asked when they planned to repair these issues and was told oh that's the building owners problem. So I asked about the door being paritally opened all the time and what that was doing to the heating and colling system seeing how the A/C did not turn off once while I was there and it was only 70 degrees outside. So if you own some commercial property and are leasing it out just think about an HVAC system that never shuts off for 16 hours a day. What doyou thing the life expectencey of that unit is? Also how about a roof leak that your tenent cares nothing about? Is there a possible fungal or mold growth going on unseen in a retail restaurant space you own? What will this do to your customers if it becomes an issue or what kind of damage is it doing to the rest of your building? These are just a couple reasons you need to inspect your property yearly. If you don't have someone qualified do it for you. The warranty inspection cost is far less than replacing a 20 or 30 thousand dollar HVAC unit in 5 years instead of it lasting 15 or twenty don't you think? Well just my rant for today LMAO. Hope all are well and prospering.
