1) I purchased 4 brand new homes and never used a buyer representative. Why? I was ignorant. I never realized this was an option. All Buyers need to have a buyer agent represent them. That buyer agent will point out your rights on purchasing a new home.

You also don't get the benefit of any additional improvements made in the construction of future homes. However, you are probably paying for those improvements because the future homes have a price increase that will also translate to the "Model".

New homes are built by human hands. Thus errors occur and new homes can have flaws. This is why you need an objective eye to check out your new home before you buy. Not only is it smart to have a licensed home inspector check out your new home he will likely find some items that need correction. Just because it is new it doesn't mean it's free of flaw and perfect.
Home inspectors use systems and checklists to make sure they check out the components of a home. This usually means they find some things that were overlooked during the building process. New homes in Clarksville TN are built fast. Buyers often buy before construction is completed.
