October Stats 2016 ~ Brentwood / Crestview (Austin, TX 78757)

It's hard to believe we inside Thanksgiving week!  The holidays kick in another gear with each passing day, and as such, buyers / sellers attention gets a little more distracted away from real estate.  This DOES NOT mean real estate hibernates through winter, especially in Austin, TX where today it will be in the low 70's!

Yes, it's true there seem to be fewer buyers and sellers from now till early January.  HOWEVER, those active players in the market are generally motivated to find a home or sell....because why else would you pass up holiday parties / travels to simply test the waters and add more stress to your life :-)  Click here to see ABORs (Austin Board of Realtors) October recap for the area.  City of Austin sales were up for the month!

The October stats have not adjust considerably in terms of inventory or property sold.  In fact compared to July, there were roughly the same number of available homes and closings for the month.  Brentwood did see a notable drop in Avg Sold Price, but half of the eight closings were properties that needed considerable work or were tear-down structures.  It does not mean the market is tanking, just that it ebbs and flows.  Next month you can bet Crestview will see a jump in Avg Sold Price if the two newer construction listings close as scheduled in November.

Proof the market is still moving ~ our firm listed a home in Crestview 2 weeks ago that received 7 offers the first weekend.  It was not grossly under priced, but the home did fill a void in the market, and we used the same playbook / strategies that have succeeded all year.  So if you need to sell between now and the end of 2016 give us a call.  We might know active buyers that just missed out!
