We reached out about an expired listing, only to find out the owner did not know that his short sale listing was let to expire. After a little research and verification we met up with this homeowner that was in trouble on his home. We gathered all of the necessary documentation and started over for him on a short sale as he was out of options and needed this chapter closed somehow.
July 27, 2016 we listed his home for sale and had a buyer under contract in 13 days. With extreme diligence and persistence, we received short sale approval with all deficiencies waived Sept 23, 2016. This sale was closed and recorded November 9, 2016. This homeowner was relieved of a deficit of over $150,000.00 not including the 21,000.00 HOA lien on the property. This homeowner was able to close this chapter and walk away with a clean slate without any money out of their pocket.
