I have heard some home inspectors complain about having to do inspections in the rain when I was at a recent meeting.

Personally, I think it is the absolute best time to do a home inspection. I have been on a lot of home inspections, where the rain helps me find things that are leaking, pinpoint them, and take pictures to record the places where leaks are occurrring.

Conditions in a home cannot be duplicated by running a garden hose, and believe it or not things will leak during a rain that would never leak when just using a garden hose. Reason: you cannot duplicate the volume with a garden hose.

Gutters and underground drains will overflow and back up during even a medium rain sometimes, yet would never back up if you tried using a hose, because you cannot get the same volume all at once.

Roofs also will leak during a rain that would not otherwise as well... for the same reason, and also, because sometimes the wind also plays a part in some roof leaks.

Basement leaks can also be found during medium to heavy rains that would not otherwise be found. Again, the volume of soaking the ground around the foundation is many times what causes the leak to happen. A light rain or a garden hose might take several hours, or even days to duplicate the same conditions.

So, I say, let it rain. and maybe you even want to look a little closer at the forecast, and see if you can schedule your home inspection during a rainy time... it might be beneficial!

Also my est time to inspect any REO we are entertaining to buy. When its rain water intrusions and flow of ground water is very obvious.

When it is faining one can see posssible water problems,but does that lessen the effectiveness on other areas of the inspection?

Just because it is raining does not mean that I, or any other home inspector would pay less attention to all the other areas. The overall inspection process may take a little longer though.

That make a lot of sense. If there are leaks, they would be easier to find in the rain.

Let it rain!  It is hard to get the full picture due to weather.  Rain is certainly an ally in this case.

Let it rain. I hunker down under a big umbrella and take a lot of pictures. I do find issues that would have otherwise been overlooked.

What's an umbrella?  Up here in the Northwet we can always tell the visitors by their umbrellas.  Those of us living here forever never use them.  Rain is just a part of being outdoors.  Since we get most of our rain during the cold months, one would think that real estate sales would be busier then so the inspections can show wet problems easier.  If only home buyers were that savvy.

Great Post! I couldn't agree with you more. Moisture is the number one problem in most homes. in LA we barely have a rainy day so you can bet we get a couple of calls from our past clients after it rains!

i agree. when it's raining and i'm taking clients to see homes, there's no better time. you get to see how water drains off the roof and through the yard and if there are any basement or roof issues.

I agree. I recently had a home I was inspecting that had a brick chimney that was ocer 9 feet above where I could stand on the roof. So do you take a ladder up on the roof and lean it against the chimney to see the cap????? Well my client was there along with their realtor and the home owner as well. I knew it was going to rain that day because of the forecast and how the weather looked. My client asked if I wanted to come back and do the inspection the next day. I explained I didn't mind the rain and actually liked when it rained or had just finsihed raining for inspecting different things. Well sure enough it started raining about 5 minutes after I completed the outside of the house. So to shorten this when I get to the family room to check the flue for the chimney I pull back the metal curtain and here is a nice puddle of water. I shine my light inside and the is a teady stream flowing right down the brick and into the bottom of the chimney. I show my client the realtor and the home owner. The seller says " WOW I've never seen it do that before." It took everything I had not to laugh. So sometimes rain is our best friend.

I do not under stand why they would complain about doing a Inspection in the rain.

Rain is our friend and as you and the other's said it helps us.

I have never had a problem with it. Except maybe some steep roofs, but otherwise I am ok with it. I am with Mark, I will pull up a ladder anywhere to see what is going on.
