This week was relatively slow – as of today, Sunday there have been 58 sales as we aim to surpass the 72 sales from Nov 15. It was one of the rare weeks with absolutely no price changes in condos or houses. Here is this week’s activity:

New Listings:

Leasehold Cliffs 8306 has a new listing price of $399K. Purchased in 11/03 for $430K, it was listed before from 6/09 to 5/10 for $699K, from 11/13 to 6/14 starting at $657K and ending at $574K and lastly from 5/15 to 5/16, starting at $499K and reducing to $469K.

Priced at $769K, Villas of Kamalii 47 last sold for $715K in 11/05.

Back on the Market:

Pali Ke Kua 233, a leasehold unit, expired and came right back on the market priced at $375K. The last sale was in 6/01 for $390K. Nihilani 32B, priced at $589K, fell out of escrow. The previous purchase was in 2/16 for $525K.

Contingent:

Alii Kai 9D went into escrow while priced at $365,700 after 138 days on the market. The most recent sale was for $107K in 10/98.

Withdrawn:

After 529 market days, Alii Kai 1101 was withdrawn. It was priced at $488K and had sold previously for $365K in 12/03. Hanalei Bay Resort T33 is now off the market, having been listed for 238 days priced at $549K. The seller paid $379,367 for the condo in 6/03.

Villas of Kamalii 22 has been withdrawn after 107 days priced at $774K. The last sale was for $950K in 6/07.

5029 Emmalani returns to the market priced at $1.220M. This home sold in 11/13 for $726,299 and was listed before from 6/15 to 2/16, starting at $1.220M, reducing to as low as $999,999 before increasing to $1.120M when it was withdrawn.

Contingent:

After 341 market days priced at $869K, 4161 Kamalani found a buyer. This home sold in 3/99 for $260K.

Temporarily Withdrawn:

3785 Punahele, which sold as land for $540K in 6/13, has been temporarily withdrawn. It was priced at $4M.
