Do You Know Where Your Buyer Is?
You may have seen the Television spot on TV where it starts out with "Do you know where your child is?" A campaign that was launched when the cities had evening curfews late at night for children under a certain age. The main purpose was to cut down on the juvenile crimes in the area.

Just like the children that roamed the city street late at night, getting into mischief, I am suggesting our own campaign to keep our buyers from going astray. Buyers are not aware of the Real Estate Agents rules that dictates that the Buyer and the Real Estate Agent they choose are suppose to be tied together until they move into their new home.
RULES TO YOURSELF
• Make sure the Buyer is aware that you are a commissioned agent, and that you are working in their best interest.
• Buyer Broker contracts are not always your best legal option. The best option is to not get in that position in the first place. Most agents will not enforce them, but it can be a tool upfront to emphasize that you are their only agent.
• Buyers will continue looking on line for homes
• Buyers will see a sign while they are driving down the street. It is real easy for them to call the number on the sign to ask questions about the house.
• Make sure the buyer is aware that you have the answers to all the homes they see, and to call you for the information.
• It is easy for them to top at an open house. Have them call you before looking at it and then remind them to tell the agent at the location that they already have an agent. Best if you go with them.
• Know what your Buyer is doing and remind them occasionally what the rules are. Any time they bring up something about a house they saw or read about, remind them again what you are to them.
We have all lost buyers to other agents, either do to them ignoring the rules because of convenience, or they don't care. The best way to teach them in the beginning is:
You wouldn't go into a School other than your own for Math or English class, just because you happen to be driving by it at that moment. Why would you go to a different Real Estate Agent, when they are not your advisor or teacher?
