Pasadena Quattro Blú Condos
This is a real estate market activity report for the Quattro Blú condominium complex located in Pasadena 91101. In this report I will share information for sales so far in 2016 with a recap of the previous four full years. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
Located at 128 North Oak Knoll at the northeast corner of Union Street in the Pasadena Playhouse District, the complex is just north of Colorado Boulevard and the Tournament of Roses Parade route each January. The multi-story building was constructed in 2004 by Pacer Communities. There are 53 units consisting of both one and two level floor plans ranging in size from two bedrooms/two baths to three bedrooms/three baths and over 1600 square feet.
The residences feature fireplaces, in-unit laundry connections, patio/balcony areas and abundant storage. There are two levels of underground parking with two spaces per unit plus an individual storage unit. The professionally managed complex features courtyards, two elevators and a fitness center.
In addition to its location within the Pasadena Playhouse District, Quattro Blú is convenient to South Lake Avenue, Paseo Colorado, Pasadena Civic Center and Old Pasadena. The variety of shopping, dining, entertainment, higher education and culture is quite extensive. You’ll definitely feel as if you are at the center of it all here.
There are currently no condos available at Quattro Blú. So far in 2016, there five mls-reported closed sales ranging from $677,000 to $770,000 with average sales price of $734,000(median sales price $730,000). Four sold in excess of their last list price for an average 101.80% and for $490.91 per square foot so far this year.
In 2015, there were six closed transactions reported ranging from $590,000 to $747,000 with an average sales price of $681,292(median sales price $715,000). They sold at 99.53% of last list price and for $478.56 per square foot on average.
There were also six sales in 2014. They ranged in sales price from $570,000 to $715,000 with an average price of $642,667(median $649,000). Four of six sold at or in excess of list price for an average 100.05%. The average price per square foot was $472.04.
For full year 2013, there were four transactions ranging in closed prices from $525,000 to $630,000 with an average sales price 0f $563,500 (median $549,500). The average price per square foot was $449.48 and the average sales price was 97.43% of last list price.
In 2012, there were three sales ranging from $515,000 to $555,000 with an average price of $529,333 (median $518,000). They sold at 98.15% of last list price and for an average price per square foot of $367.07.
As always when looking at numbers, there is more to know than a report as brief as this can possibly reveal. Location within the complex, condition, updates and additional amenities can have an impact on appeal and price. Of course, seller and/or buyer motivation can be a factor too.
