April 2008 Real Estate Market Activity Report for

Vancouver's West MLS Areas

This report is a simple tabulation of Vancouver's western area homes in the real estate data base, separated into price ranges, and: Active, Pending and Sold categories, for the Historical Month of April, 2008.  

This month has 7 more homes in the Active category, and the average days on the market has increased  one day to 104 days.  For the listings that are agreeing to offers the average time on the market is now 92 days -- an decrease of 2 days from the prior month.   It is our observation and opinion that all price ranges in these areas are still in a Buyer's Market.  Good Hunting!

For 2008 year-to-date the RMLS data is showing the Average home Selling Price for these Vancouver areas ranging from: $167,200 to $430,000; and the Median Selling Price ranging from: $165,000 to $250,000.  The Clark County - wide Average Home Selling Price is: $294,600;  while the Median Selling Price is: $247,400.
