I just wanted to share my successes as I've never had one sell so quickly.  It was 4 days of staging and in two days, it sold!

The Realtor I was working with is now a believer and is looking to stage her other properties. I wanted to post this success because the more we tout our own horn (by that, I mean, not me personally, but stagers as a collective whole), the better the real estate industry is aware and informed about the staging phenomenon.

I love seeing B&A's so here they are:

The owner was concerned because the dining room was in the center of the house.  It looked awkward, like it would be too small of a space to get around to the kitchen and the family room.  Since it was so close to the breakfast room, we were worried about 2 tables being laid out side by side. I separated the middle wall w/vertical pictures, got a higher kitchen table to visually seperate the two areas. I used the round dining table to create a better flow since it was in the middle of the home.

I wish I had gotten a before for this.  It is a patio in between the entrance to the home in the kitchen and to the garage. The right side where the plant and screen is, was a view of the unsightly neighbors driveway with their beat up car.  I couldn't find a solid screen, I guess it wasn't in season, so I bought this one with minimal cut-out design. I stapled gunned light green fabric to the back of the screen to cover up the bad view.  You can't see it, but the green picks up the colors in the cushion and brightens up the space.

C'mon girls, I know there are a lot of staging successes, I am challenging you to a chain blog.  Please do not break the chain - post blogs w/your B&A's and success stories.

Okay I think I am going to have a big success story. Staged a house 2 wks ago, Open House yesterday, realtor called today, 5 offers, the highest offer being $505K. Original listing price $469K. I will know more tomorrow....When they listen to us and let us do what we need to do the HOUSE SELLS!!

Marcyne -- Phyllis is right....you are good!  I like the way you solved the problem of separating the breakfast area and dining room by putting a taller table in the breakfast area...excellent solution.  Congratulations on the quick sale and I look forward to reading many more of your successes.

Phyllis -- Wow!  You must have really worked some staging magic to have 5 offers and a bid of over $35,000 over the asking price!  I look forward to reading about that success story and seeing the before and after photos.

Sarah, thanks for the comment.  I hope I get alot of responses as well.  Is staging presence felt in WVA?  Is it mainstream yet or are you really having to tell people the basics everywhere you go?

Gals (and guys), please feel free to post some of your successes as well.  Even if the properties hasn't sold yet, you can still post befores and afters! I just love seeing the pictures.
