Like last month the same number of condos that have gone under contract have come to the market. This market is still moving pretty fast with an overall sales time of 33 days. We are continuing to watch if this is going to slow as the average market time for condos under contract is 63 days and for those that are available, it is 74 days. Of the 16 homes that are available, only 4 have market times of over 100 days. The median sales price for condos in Bucktown was $560,000.

Nothing new has come to this market. Overall the average market time for the sold townhomes was 27 days and for those under contract it is 44 days. These homes are still selling very fast. If you are thinking of listing yours you can list it at any time. With so much demand the winter season might not be enough to slow down buyers. The median sales price for townhomes in Bucktown was $634,000.

There have been some super fast sales with an overall average market time of only 7 days! Of the 3 homes that sold 1 was new construction. Not everything is selling so fast however. The average market time for the homes that are under contract is 93 days and for those that are active it is 121 days. About half of the homes that are on the market are new construction and all but one of them is in the $1-2m range, which is why that price range has the highest amount of inventory. The median sales price for single family homes in Bucktown was $1,225,000.
