When You Cannot Make up Worst Stuff About an FHA Short Sale

When you cannot make up worse stuff about an FHA short sale, then you just stick to the facts. Which is what I have done in my blog today. In the rare occassions when I have had to break bad news to a seller, I call the seller and speak on the phone. I would never send an email or text with bad news because that's like slapping somebody in the face when they are down. People need to discuss, dissect and understand what happens so they can move forward through the grieving process and get past the anger when things do not go according to plan.

That's the problem with being on the other side of the transaction with the sellers. You can't control the buying side. You can't make the buyers see reason and logic, and you certainly are not privy to their thought processes. Myrl Jeffcoat Short sales in Sacramento have changed. The short sales I'm handling now are many times more difficult than they were 10 years ago. Far more complicated. Involving all sorts of liens, multiple loans, different approval processes, and idiotic delays. Plus, unlike a few years ago, when I finally produce the approval letter, it can pay the sellers $10,000, and although it took blood, sweat and tears to achieve that feat, then the buyers invariably cannot close escrow for some lame reason or another and the auction date is too close to start over. It's enough to make an agent weep. Imagine how the sellers feel?

Gabe Sanders Don't think I haven't been tempted. LOL. But bottom line, I also realize I am probably the best agent to handle this sort of thing. I do not know of any other agent who has accumulated as much knowledge as I about short sales over the past 10 years. It's sorta like this is my civic duty, my pro bono to do.

A relative representing a family member, or an agent purchasing a Short Sale for themselves, is one of those areas the banks don't like.  They know that commission on the buy side might as well be more seller subsidy.
