The sad part of real estate today is some think placing a sign in your yard, put your listing in MLS and a wing and a prayer the home will sell itself. That just is NOT so. A GOOD listing agent will start by reviewing your price. review the home condition, learn what makes your home special and then draw up a marketing plan that suits your home. Marketing is not just about placing ads, but reaching out to the most potential buyers that are looking to purchase a property like yours. Many types of marketing should be done at the same time. Also important is speaking to the seller so you understand how the listing and selling process works. What you can do to assist in making your home show the best.
