Thinking of Selling? Don’t Overlook a Dated Kitchen, Buyers Won’t

 

Perhaps we should update our kitchenIf you are planning to list your Charlotte home for sale, make sure that you don’t overlook the kitchen because your prospective buyers won't!  As mentioned many times before, buyers want MOVE-IN-READY and simply aren't willing to purchase a home that requires updating.  

A recent article from Realtor.com listed “7 Signs Your Kitchen Is Way Overdue for a Renovation,” in which they warned:

“Dated kitchens—just like bathrooms—are a major barrier for resale. Buyers want modern amenities and styling, and most aren’t interested in renovating post-purchase.”

Just the thought of a kitchen remodel seems pricey to many but, bear in mind, not every kitchen needs a full remodel. There are many smaller projects that you can do that will help buyers see themselves trying their favorite Pinterest recipe in your home!

If you’re handy or know someone who is, just doing a couple of updates could boost your home’s value without breaking the bank:

  • Are your cabinets in good shape but, just need an update?  A new coat of paint and some updated hardware can instantly freshen up the space and drastically change the feel of the room - all for under $300.
  • A new backsplash to match the freshly painted cabinets can update the space and add some style while staying under $200, depending on the size of the room.
  • If the kitchen seems dark, add LED under-cabinet lighting for around $40.
  • If replacing the countertops in the kitchen isn’t within your budget, consider using a top coat to cover the current countertops.

Regardless of the cost, the return on investment is huge with remodeled kitchens and the benefits of a kitchen remodel aren’t purely financial either.  According to Houselogic,

Eighty-two percent of homeowners said their updated kitchen gave them a greater desire to be at home, and 95% were happy or satisfied with the result.

itchens and baths are often take-it or leave-it for prospective buyers when searching through your photos online.  They may not even give your home a chance if they don't like what they see in your online photos.

This holds true in any market.  Was on a listing appointment not too long ago where everything in the home was great except the only full bathroom.  Sellers want top dollar and refuse to update the bathroom.  These two things do not go together.

Even in our competitive market with limited inventory buyers are much more prone to steer away from those properties that need updating, and they certainly factor that into their thinking about offer price. The kitchen is almost always the biggest issue, and the most costly. The master bath is also a huge concern of many, both in terms of how it's updated and the size.

James Dray - Same for me - I can (and have before!) lived with a small master bedroom - but, my kitchen has to be a good one or I'm not buying!  And, like most buyers I really don't want to do any updating either!  I will but, it's going to cost the seller more than it will me for the trouble I have to go through to do it after the sale!

Same here in the Charlotte Metro area, Jeff Dowler - and many buyers are putting their money into buying the house and don't have a lot left over.  OR they just don't want to spend the $50K in upgrading that they THINK it will cost.
